Modern Firehouse: Structural Optimization & Historical Deconversion.

How we executed a full structural reconfiguration and landmark restoration of Chicago’s oldest surviving framed firehouse.

The Modern Firehouse was a Landmark asset transformation. As the oldest surviving framed firehouse in Chicago, this Landmark-protected building required a specialized approach to structural viability. Integro was tasked with a full-scale deconversion—transforming a complex, multi-unit historical structure into a high-performance modern asset for resale.

We approached the project as infrastructure strategists, navigating the rigorous compliance hurdles of the Landmark Commission while modernizing the building’s "bones". By grounding the build in building science and structural precision, we ensured that this legacy shell could support modern luxury performance without compromising its historical integrity.

Project Specs.

Managed full compliance to ensure historical preservation while achieving modern luxury standards.

Landmark Navigation

Executed phased structural interventions within a fragile, 19th-century load-bearing envelope.

Structural Optimization

Modernized core, shell, and envelope to transition the asset from multi-unit to single family residence.

Precision Deconversion

Applied high-performance envelope deailing to improve thermal efficiency and acoustic performance.

Building Science Integration

Strategic Yield Optimization

The Modern Firehouse proves that with a technical capital plan, an underperforming Landmark asset can be de-risked and transformed into a high-value investment. By mastering the "overlap" between legacy materials and modern performance, we turn complex liabilities into resilient urban assets.
