We come in

before the decisions

are made.

Integro enters at preconstruction — during schematic design, when the budget is still forming and the decisions that shape every dollar downstream are still on the table. That's where our work begins.

DAY 1

PRECONSTRUCTION ENTRY

The building decision is‍ ‍the business decision.

"We’re giving you the price to finish, not the price to start." — Allyson Anderson, CEO

|

Ninety percent of a project's outcome is determined before the permit is pulled. We operate in that ninety percent.

Integro was built on Chicago's most demanding residential projects — custom homes where every detail is deliberate and every dollar is accountable. What we learned is that a builder's greatest contribution happens long before the first permit is pulled. We enter during schematic design, when our perspective on constructability, cost, and coordination still has room to shape the outcome.

We've carried that discipline into commercial work, where the stakes scale accordingly. A business owner building a first location, an operator expanding to a second — these clients benefit from a builder who understands their pro forma, can connect them to the right network, and can assess whether their vision is achievable at their budget before lease execution or design commitment.

That's not a service we added. It's how we've always worked.

WHAT WE BUILD

Four practice areas. One methodology.

Whether you're building a home, expanding a business, or repairing what time and moisture have damaged, the process is the same. We come in early, we align the technical with the financial, and we build with forensic insight.

01 | CUSTOM RESIDENTIAL

Custom Homes & Luxury Residential

ARCHITECTURE LED | PRECONSTRUCTION ENTRY AT SCHEMATICS

Our residential practice is where Integro's methodology was forged. We work exclusively with architects — repeat relationships and new ones — entering at schematics so that constructability, budget discipline, and material decisions are grounded in reality from the first drawing.

Preconstruction advisory from schematic design

Budget development alongside design evolution

Trades coordination and procurement strategy

Luxury custom builds and structural renovations

02 | COMMERCIAL

Commercial Build-Out & Advisory

DEVELOPER MENTALITY | FRONT-END ALIGNMENT

Integro's commercial practice is built on a developer's mentality. We enter before the architect has a full set of drawings, before the lease is signed, before the pro forma is final. For first-time developers and expanding operators, we bring a curated network to align your vision with financial reality from day one.

Pre-design pro forma review and alignment

Curated consultant network with no conflicts of interest

Lease review and site feasibility before commitment

Full construction execution through occupancy

03 | MULTIFAMILY & MIXED-USE DEVELOPMENT

Multifamily & Mixed Use Development

SELECTIVE | RELATIONSHIP-DRIVEN

Multifamily is where our residential precision meets institutional discipline. We're building this practice intentionally with partners who are invested in Chicago neighborhoods and share a strategic mindset. If you're developing urban infill or mixed-use in Chicago, we want to be in that conversation early.

Selective project engagement

04 | REMEDIATION

Building Envelope & Remediation

INDEPENDENT ASSESSMENT | DEFINED SCOPE | PROTECTED PROCESS

Moisture and building envelope failures require more than a contractor —they require forensic investigation. Our remediation work is assessed and overseen by WickRight, Chicago's leading building envelope specialist. The scope is fully defined and agreed upon before Integro's crew arrives on site.
