Childhood Infrastructure: Mixed-Use Institutional Performance
How we are executing a mixed-use transformation, integrating early childhood education, STEM laboratories, and high-capacity event space.
This adaptive reuse project represents the future of the Care Economy—a mixed-use urban asset designed for maximum community impact and operational resilience. As the Infrastructure Strategist, Integro’s mission is to harmonize a diverse program including a top-performing daycare, specialized STEM learning environments, a modern co-working hub, and a premier event space.
The challenge lay in the vertical and horizontal "overlap": engineering a building that meets the rigid DCFS safety standards for childcare while simultaneously satisfying the life-safety and acoustic requirements of a high-capacity public event venue. We delivered a cohesive capital plan that prioritizes employee retention and community wellness, anchored by a 2,000 SF elevated outdoor park that serves as both a vital learning tool, required outdoor space, and a high-value amenity for the building’s diverse users.
Project Specs.
Complex fire suppression and monitoring integration to support daycare and public occupancy.
Multi-Use Life Safety
Engineering a rooftop outdoor space serving children, employees, and the public.
Vertical Park Infrastructure
Specialized MEP & STEM Integration
Task-specific utilities to support STEM learning and co-working technology within a legacy institutional frame.
Strict VOC-free material schedules and clinical-grade plumbing infrastructure.
Biosecurity & Material Performance
Strategic Phasing
Executing comprehensize construction schedule to accommodate DCFS guidelines for relocated children.
Strategic Yield Optimization
This daycare proves that the most resilient assets are those that serve multiple community needs. By resolving the conflicting infrastructure hurdles of a mixed-use facility from daycare licensing to event-space logistics, Integro de-risks the pro forma and creates a high-performing, recession-proof community anchor.
