Manufacturing Warehouse: Specialized Asset Build-Out
How we executed a technical interior build-out, managing complex utility integration and structural modifications for high-capacity industrial operations.
This project, located in the western suburbs of Chicago, represents a high-stakes transformation of an ~35,000SF industrial warehouse space into a specialized operational asset for a complex manufacturing facility. As the Infrastructure Strategist, Integro's role went beyond construction; we were responsible for the seamless integration of custom docking bays, task-specific utilities, and climate-controlled environments.
The challenge lay in the precision required for the "overlap" between standard industrial shells and the specialized equipment needs of the tenant. This required intense coordination with specialty consultants to ensure that every utility met strict manufacturer guidelines and that structural modifications, such as custom trailer positioning and high-speed overhead doors, were executed without compromising the facility's integrity.
Project Specs.
Prepared tenant utilities for task-specific equipment while adhering to manufacturer-required tolerances.
Specialized Utility Engineering
Executed modifications to the structure to accommodate larger trailer sizes and high-speed overhead doors.
Structural Optimization
Climate & Compliance Management
Built USDA/FDA-ready environments including industrial freezers and specialized containment retrieval space.
Delivered ~3,600SF office-build out including underground utilties and high-performance FFE.
Full-Scale Office Integration
Strategic Yield Optimization
This industrial transformation proves that the value of a commercial asset is found in its technical readiness. By resolving complex infrastructure hurdles including custom docking logistics and FDA-compliant surfaces, Integro de-risks the asset for our partners, ensuring it is a functional tool that supports the tenant's scale and the owner's pro forma.
