The site is a single Bronzeville lot being asked to carry far more than its footprint suggests: eight luxury units in simplex and duplex configurations, more than 18,000 SF of living space, a seven-car parking structure accessed from the alley, and over 4,800 SF of green roof set above. Integro enters this ground-up project at the infrastructure level, where the units, the garage, and the roof systems all converge inside one zero-lot-line envelope. The architecture is ambitious. The lot leaves no margin for error.
That convergence is a building-science problem before it is anything else. The envelope is detailed for thermal performance and acoustic separation between units; the green roofs are engineered for drainage and structural load rather than an aesthetic afterthought above the framing; and independent, high-efficiency mechanical systems are coordinated unit by unit and through the shared spaces. Grounding the build in this discipline keeps the architecture intact while the project holds to what the Bronzeville market will bear. Ambition and arithmetic resolve in the same structure, rather than one surrendering to the other.
