Our Process
PHASE I
Every successful project starts with clarity.
We begin by working with you to understand how your business operates, what you’re trying to achieve, and what constraints we’re working within before decisions become expensive or irreversible.
This phase is about testing ideas against reality. We look at the site, the numbers, and the business together to determine whether the project is viable, how it should be structured, and what tradeoffs matter most.
PHASE I typically includes a deep dive into your business goals, growth plans, and operational needs; site walkthroughs and evaluations of zoning, code, and physical constraints; early budget and schedule modeling; early financing and capital strategy discussions; and identification of risks, assumptions, and critical path decisions.
PHASE I is not about drawings or promises, it’s about clarity.
Our goal is to determine whether the project should move forward, how it should be shaped, and what it will take to support your business long term.
PHASE II
Turning vision into a disciplined capital plan.
Acting in an Owner-side developer role, we help you evaluate cost, scope, and financing options before you commit significant capital. This phase is about making informed tradeoffs so the project supports profitability AND completion.
PHASE II typically includes detailed cost modeling tied to program, scope, and phasing; design-build estimating to test concepts against real market pricing; budget and scope alignment with the design team; value engineering informed by long-term performance; competitive vendor and consultant bid management; lender-ready pro forma documentation.
By the end of PHASE II, you will have a clear understanding of what the project will cost, how it will be financed, where flexibility exists— and where it doesn’t.
This allows you to move forward with confidence or adjust course before risk compounds.
PHASE III
We lock alignment before construction begins.
This phase is where planning becomes commitment.
Scope, budget, and financing have all been confirmed. We formalize agreements, secure approvals, and prepare the site so construction can begin with clarity and confidence.
PHASE III ensures that expectations are documented, risks are understood, and the project is prepared to move forward.
Our focus is on discipline and transparency so there are no avoidable surprises once work is underway.
PHASE III typically includes contract execution with clear scope, responsibilities, and controls; permitting and authority approvals; insurance, compliance, and risk management documentation; final construction schedule confirmation; trade partner onboarding and mobilization.
At completion of PHASE III, the project is fully authorized, financed, and ready to build.
PHASE IV
Where planning becomes performance.
This phase is about disciplined execution. A clear capital plan, aligned contracts, and prepared trade partners allow us to manage construction with a focus on quality, schedule, and cost control. Our role is to translate months of thoughtful planning into an efficient jobsite without unnecessary noise or surprises.
Field performance is the priority. Communication is steady and transparent throughout the build.
PHASE IV typically includes on-site project management and trade coordination; schedule tracking and progress verification; budget control, documentation, and change management; quality control and workmanship oversight; required inspections and compliance coordination; and regular progress updates for owners and stakeholders.
The goal of PHASE IV is consistency, accountability, and follow-through.
PHASE V
We finish strong - and stay involved.
PHASE V is about ensuring the building is ready to support your business from day one.
We guide you through final inspections, address outstanding items, and deliver complete closeout documentation so you understand how your building works and how to care for it. Our involvement doesn’t end at turnover, we remain available as you settle into the space.
This phase focuses on transition as much as completion.
PHASE V typically includes final walkthrough and punch list completion; inspections and authority sign-offs; closeout documentation and as-built records; warranty package delivery and explanation; post-occupancy check-ins to address early questions.
The goal of PHASE V is a smooth opening, a well-understood building, and confidence to launch.
