PHASE I
We align goals before we break ground.
We begin with a deep-dive into your project vision, goals, site conditions, and constraints. Early financial guidance helps determine project viability.
This phase includes a site walkthrough, project goals & constraints analysis, initial budget and schedule alignment, and financing strategies.
PHASE II
Smarter starts lead to smoother builds.
Our flat fee developer services help you reduce early risk. We support with cost modeling, value engineering, and a competitive vendor bid process - this allows you to make informed decisions before committing capital.
This phase includes design-build cost estimating, budget-scope alignment with the design team, bid management, and lender-ready pro forma support.
PHASE III
We handle the paperwork and prep to set the build in motion.
Once scope and numbers are confirmed, we finalize contracts, secure permits, and prepare the site. You’ll receive a clear build schedule and transparent communication from day one.
This phase includes contract execution, permitting, insurance, compliance, schedule confirmation, and trade mobilization.
PHASE IV
Where craftsmanship meets coordination.
We manage the build - tracking progress, controlling quality, and keeping stakeholders informed. Field performance is the priority.
This phase includes on-site project management, weekly progress updates, budget control & documentation, quality control, and inspections.
PHASE V
We finish strong - and stay involved.
Once construction is complete, we lead you through final inspections, warranties, and turnover.
This is the final phase and includes final walkthrough & punch list, closeout documentation, warranty package delivery, and post-occupancy check-ins.
