How we are executing a high-performance canine boarding facility as the anchor project for a phased pet-care destination.
This doggie daycare project is a case study in strategic phasing. Located on the ground level of a residential mid-rise, this 10,000+ SF development required a master-planned approach to utility and structural integration. Integro was brought in to execute the most technically demanding phase: the high-performance boarding and daycare infrastructure.
The challenge lay in the "Infrastructure Overlap." We had to engineer a facility that supports intensive animal-care operations, complete with specialized sanitation and acoustic isolation, while sharing a footprint with future-phased veterinary clinical space, a boutique retail storefront, and a specialized pet-hospitality (ice cream parlor) concept. By grounding the build in industrial-strength systems, we ensured that the "high-wear" boarding operations do not compromise the residential units above or the boutique retail experience next door. This phased approach created an economy of scale, utilizing the primary industrial MEP installations to reduce the overall cost per square foot for the entire development.
