How we rectified systemetic structure failures through high-precision structural reinforecement and vertical density optimization.

Located in Chicago’s West Town neighborhood, this project represents a high-stakes intervention of an existing 4,300SF contemporary asset. Integro was tasked with a mission-critical structural rescue: identifying and reversing significant structural failures caused by the original construction. Beyond structural reinforcement, our scope also included the construction of a 3rd Floor addition complete with outdoor living areas.

Due to extreme site constraints that prohibited heavy machinery, our team re-engineered the structural plans to allow for "human-powered" installation. Every steel component was manually hoisted and assembled with zero-tolerance precision from the ground up.

We integrated a new structural skeleton into the existing contemporary envelope, arresting ongoing settlement and racking issues to ensure the building’s safety and sound-transfer performance.

This project focused on risk mitigation and vertical density optimization. By rectifying systemic structural failures while simultaneously expanding the building’s footprint, Integro transformed a compromised contemporary shell into a high-performance, de-risked asset. We stabilized the building’s core integrity to ensure long-term equity growth.

Integro was named 2020 Contractor of the Year for Exterior Renovation by the National Association of the Remodeling Industry in recognition of this project.
